The metro Honolulu office space market includes the entire island of Oahu. Nearly 80% of the inventory is contained in the urban core which is a compact area that stretches from downtown (Central Business District) eastward (towards Diamond Head) through Waikiki. Suburban markets are to the east, west and north of the urban core.
Oahu is divided into the following office submarkets including:
Airport
This sub-market is adjacent to Honolulu International Airport, Pearl Harbor, Hickam Air Force Base, and Mapunapuna which are west of Honolulu’s downtown. Most of the buildings are warehouse or retail properties plus several office buildings.
Central Business District / Downtown
Downtown includes all of Honolulu’s Class A High-rises and about 50% of Oahu’s office inventory. It is home to most federal, state and county offices and most of Hawaii’s major businesses. The area has many amenities and places to eat. Businesses locate in downtown to be within walking distance of government offices, other businesses, clients and vendors; and downtown offers the largest selection of high quality office space.
East Oahu
East Oahu has low rise buildings that cater to businesses who have customers in this affluent, suburban section in east Honolulu. East Oahu is one of Honolulu’s 3 major bedroom communities with the others being Leeward Oahu and Windward Oahu.
Kakaako
Kakaako is between downtown and Kapiolani and Waikiki. It was originally Honolulu’s in-town warehouse area, however it has been undergoing a transformation that is adding thousands of residential condo units and retail space. Office buildings are mostly low rise.
Kalihi - Iwilei
The Kalihi/Iwilei area was once home to Dole’s pineapple canning operation and other industrial uses and is just west of downtown. Recently it has been transformed to a big box retail area with a limited number of low-rise office properties.
Kapiolani
Kapiolani Boulevard runs east-west and connects Honolulu’s downtown with Waikiki and fronts Ala Moana Shopping Center. It is Honolulu’s second largest office market with a mix of low rise and mid-rise office buildings. Office businesses are typically business-to-customer operations such as doctors, dentists, insurance agents and financial planners. There are many amenities including shopping and restaurants in the area.
King
King Street is parallel to Kapiolani Boulevard and connects downtown to the university area. It has a mix of single story, standalone retail buildings, and low and midrise office buildings.
Leeward Oahu
Leeward Oahu is Honolulu’s major middle class suburban area with thousands of housing units in the development pipeline. It has few office properties which are spread over a large area, and it is home to Kapolei, Honolulu’s “second city”. Office tenants usually locate in this area to service consumers who live in the area. Parking is more plentiful than in the urban core. Other communities in Leeward Oahu are Pearl City, Aiea, Waipahu, Waipio, Mililani and the west side towns of Nanakuli and Waianae.
Waikiki
Waikiki is home to 50% of Hawaii’s hotel rooms and world famous Waikiki Beach. It has several mid to high rise office buildings that house tenants who cater to the visitor industry. It has many shopping, dining and entertainment options within walking distance.
Windward Oahu
Windward Oahu north of downtown, on the other side of the Koolau mountains. It is mainly comprised of Kailua, an increasingly affluent beachside suburb and Kaneohe, a middle class bedroom community. It has a small number of low and midrise office buildings that house tenants who service the windward communities.
